The site is located within the heart of Bridgeton, on the east side of Bridgeton Cross. It fronts the cross itself, and also addresses London Road. It is bounded to the north by Olympia Street, and to the east by Summer Street. The site is currently landscaped with semi mature trees of varied species.

The design strives to reflect the massing and character of the surrounding buildings, and incorporates materials such as stone and brick which are used predominantly within the area. A thoroughly contemporary, bold and confident approach to the design has been achieved whilst creating strong contextual links to the surrounding buildings, and also meaningfully addressing Bridgeton Cross, both with the building elevation, and urban hard landscaping.
